Perhaps if you actually moved to Austin you would save half the mileage you spend. I bet if you lived in Riata or Avery Ranch you would not travel more than 8k miles a year.

I really should look for a new house. Or, at least, somewhat look for a house.
I would like to live at Scoffield Farms. That would be close.
But that would mean having a house payment again! Ack!
